Walthamstow has made lifestyle magazine Muddy Stilettos' annual list of the best places to live for 2027. The magazine calls it a place where "old meets new" in east London.
The guide singles out the mix of "Victorian terraces, traditional markets and proper greasy spoons" alongside "cool bars, independent boutiques" and destination restaurants.
What the guide highlights
The magazine points to the independent businesses of Walthamstow Village, the shops along Wood Street and the creative quarter at Blackhorse Lane.
Transport links also count in its favour: the guide puts Oxford Circus about 20 minutes away on the Victoria line and Liverpool Street about 12 minutes away by Overground.
On food and drink, it names Taro Walthamstow, Dudley's, Rhythm Kitchen E17 and Supper Club Tube, where diners eat inside a disused Underground carriage.
For green space and culture, the guide lists Walthamstow Wetlands, nearby Epping Forest, the William Morris Gallery and Soho Theatre Walthamstow.
The cost of living there
The guide also gives property prices: an average of £596,763 overall, £431,352 for a flat and £752,160 for a Victorian terraced house.
It concludes that Walthamstow appeals to families, young professionals and people looking for affordable London neighbourhoods. With a terraced house averaging three-quarters of a million pounds, though, how affordable it feels will depend a lot on who is buying.
